Before You Start: The Non-Negotiables
Check for Moisture
This is step one, no exceptions. Look for water stains on walls, musty smells, or damp floors. If your basement has moisture issues, waterproofing needs to happen before anything else. The City of Toronto requires building permits for most basement renovations. Electrical, plumbing, and any structural changes all need separate permits. Never skip this step. Unpermitted work can result in fines up to $50,000 and will cause serious problems when you sell your home.
What to Include in Your Basement Renovation
Egress Windows
If you are adding a bedroom, Toronto building code requires an egress window for emergency exit. This is not optional. It is a safety requirement that also adds natural light to your space.
Proper Insulation
Basement walls need proper insulation to prevent condensation and mould. Closed-cell spray foam is the gold standard for Toronto basements because it insulates and acts as a vapour barrier.
Rough-In for Future Use
Even if you are not adding a bathroom now, have your contractor rough-in the plumbing. It costs a fraction of what it would cost to do it later when the walls and floors are already finished.
Electrical Planning
Think about where you need outlets, lighting, and data connections before the walls go up. Recessed pot lights work best in basements with lower ceilings. Plan for enough circuits to handle your intended use.
How Long Does a Basement Renovation Take?
A typical Toronto basement renovation takes 8 to 12 weeks from start to finish. This includes permits, framing, electrical, plumbing, insulation, drywall, flooring, and finishing. Complex projects with bathrooms, kitchens, or separate entrances may take longer.
Choosing the Right Contractor
Your basement contractor should be licensed with the City of Toronto, carry WSIB coverage, have at least $2 million in liability insurance, and provide a written contract with a detailed scope of work. Ask for references and check their Google reviews.
